What had first been envisioned as a possible warehouse will instead become a spec building for a new industry. Edgewater Ventures had requested a rezoning for a 30.33 acre site on Car Farm Road in July. That request was denied. They changed their plans and filed a new request, and that was approved Thursday night by the Lincolnton City Council.

The property is located just 600 feet from the intersection of Car Farm Road and US321-business (Maiden Highway). The building will be about 270,000 square feet and parking is planned for 285 passnger vehicles.

LEDA director Cliff Brumfield spoke in favor of the proposal, saying it would bring more jobs to the city and increase the tax base (the property had already been annexed into the city and is served by County water and City sewer).

Two area residents spoke against the rezoning, saying that the traffic siuation at the intersection of the Maiden Highway and Car Farm Road is already terrible and adding a traffic signal (which is planned) won't improve it.

e revised plan calls for less truck & trailer parking and more cars. Still, some residents are concerned it may produce more truck traffic on Car Farm & Shuford roads. The developer said trucks will only make a right turn out of the location onto Car Farm, sending them to US321, but one of those who spoke against it said, "and who's going to enforce that?"
